Adapteo Sweden and Strawberry Living are joining forces to develop Aurora Village in Storporsön, Luleå, a new worker village that will become Sweden’s largest staff accommodation, housing approximately 2,000 people working on SSAB’s fossil-free steel production in the region.

Located in Norrbotten, the project responds to growing demand for workforce housing as major industrial investments create thousands of new jobs in northern Sweden over the coming years.

A complete village with 2,000 rooms

Aurora Village will consist of 39 buildings, of which 37 are residential, alongside dedicated service and activity buildings. In total, the project will offer 2,000 rooms, a scale that Adapteo notes is comparable to the largest hotels in the Nordic region in terms of room count.

Residents will have access to a full range of on-site services, including:

  • restaurant

  • gym

  • minimarket

  • social spaces

  • outdoor football and boule courts

  • transport to and from the workplace

The interiors are being developed together with Tengbom, one of Sweden’s leading interior design firms, with particular focus on wellbeing through carefully considered colours and material choices.

Phased delivery from spring 2026

The flexible modular buildings will be provided by Adapteo, while Strawberry Living will be responsible for the operation and services of the village.

Construction is planned to begin in spring 2026, with the first 500 homes scheduled for completion and move-in during the same period. Additional buildings will then be added in stages until the full village is in place.

“A key enabler for SSAB and regional growth”

Major infrastructure projects and industries depend on access to good housing for their employees. Without that, the workforce will not come,” says Ola Skogö, Managing Director, Adapteo Sweden. “Together with Strawberry Living, we are meeting SSAB’s needs in Luleå, and at the same time creating a joint offering for future projects in Sweden.”

The whole ambition with the Strawberry group is to help solve society’s challenges,” says Petter Stordalen, owner of Strawberry Group. “This is a good example of when we not only create housing, but also the conditions for regions to develop and become stronger.

President & CEO, Adapteo Group: Supporting the fossil-free transition

Delivering adaptable, high-quality spaces that communities feel proud of is at the heart of what we do,” says Johanna Persson, President & CEO of Adapteo Group. “Aurora Village is unique in both ambition and scale, requiring the kind of specialised capability only a few can deliver. As part of SSAB’s fossil-free transition, it demonstrates how modular social infrastracture can provide safe, thoughtful and more sustainable spaces at an unprecedented level.
